The difference between manufactured and modular homes
When you are shopping for a new home, you may hear the terms "modular" and "manufactured." Both provide you with flexibility in design as well as affordability. The difference lies in how they are built and the building codes they must follow. Some modular and manufactured home designs may be placed either in land-lease communities or on private property. Most may be adapted for any situation.
Manufactured and modular homes are both rigorously inspected throughout the construction process and receive either a state or federal seal of approval before leaving the factory. Manufactured homes are constructed to the federal Manufactured Home Construction Safety Standards enforced by the Department of Housing and Urban Development (HUD). HUD regulates the home's design and construction, strength and durability, transportability, fire resistance, energy efficiency and quality control. It also sets performance standards for heating, plumbing, air conditioning, and thermal and electrical systems.
Modular homes are built to the State of Michigan Residential Building Code, a mandated statewide building code, the same code used to regulate site-built homes. Modular homes may be referred to as BOCA Code homes. However, this term is outdated.
Manufactured homes are largely single-story and are delivered to the home site in one or more sections. Flooring, cabinetry, fixtures, appliances and plumbing have been installed at the factory. If the home has multiple sections, the sections are joined at the site, with minimal finish work completed by an installer, such as the joining of carpet and the connection of utilities.
Part of the interior work in modular homes is accomplished at the factory, but most of the interior and exterior finish work is done at the home site location. The interior amenities installed at the home site are governed by local codes.
