Myths about manufactured homes


Myth #1 Manufactured homes can only be placed in communities
Manufactured home buyers have two options, placement within a community or on private property. Some general points to consider when locating a manufactured home on private property are zoning details, permit fees, utilities, tax policies and foundations. The U.S. Census reports the percentage of manufactured homes placed on private property has continued to grow over the past decade. As more and more residential land is zoned appropriately to allow for manufactured housing, this upward trend is expected to continue.

Myth #2 Manufactured homes are poorly constructed
According to the U.S. Department of Housing and Urban Development (HUD), manufactured homes are required to be constructed on a permanent chassis. Manufactured homes are built with the same materials as site-built homes. They are often built with higher quality materials for greater reinforcement because they have to travel by road to the home site.

Myth #3 Manufactured homes lose value
Appreciation in any home, manufactured or not, is difficult to predict. A manufactured home can appreciate in value if certain factors are in place. These factors include; location of the land, age of the home, current housing market, inflation and availability in the area.

Myth #4 Manufactured homes are unsafe
In 1976, strict HUD construction and safety standards went into effect for all manufactured homes. Some of the required features of the HUD code are smoke detectors, egress windows in all bedrooms, at least two exterior doors, bedrooms must be a minimum of 50 square feet and ventilation systems must be installed in the kitchen and bathroom. Additionally, current building codes are designed to help homes withstand wind damage up to 110 miles per hour.

Myth #5 Manufactured homes are not energy efficient
The average manufactured home is built with gypsum drywall. Like single family homes, highly rated insulation is required. These important standards help to lower utility bills and keep the house quiet inside and out. Under the HUD program, state and third-party agencies check and approve designs, materials, manufacturing and installation procedures to ensure that each manufactured home complies with the pre-approved standards.
