What to expect when shopping for a manufactured home in 2018


State-of-the art kitchens, luxurious bathrooms, wood-burning fireplaces and ample storage are becoming the standard in manufactured homes. Manufactured homes are built with the same building materials as site-built homes, but in a controlled environment. The options available to consumers are much like that of traditional site-built homes; however, construction costs per square foot for a new manufactured home can be up to 50 percent less than a comparable site-built home, excluding the cost of land.

In 2018, consumers are more likely to have the ability to customize their manufactured home. With the use of computer-assisted design, consumers have the flexibility to customize floor plans, interior finishes and even exterior design elements. In regard to floor plans, many are available from basic models to more elaborate designs that feature vaulted ceilings, drywall throughout, walk-in closets, recessed bathtubs, walk-in showers and more. But, the options don’t stop there … consumers also have the opportunity to customize the exterior siding with wood, hardwood or vinyl.

Manufactured homes can also be customized to be handicap accessible for those with special needs. If interested, work with a retailer directly to order a home with accessible features, such as extra-wide hallways and doorways, accessible countertops and appliances and even specially equipped bathrooms.

In addition to having the opportunity to customize manufactured homes, these homes are often placed in amenity-rich communities that include swimming pools, basketball and tennis courts, play areas, country club-like clubhouses and gathering spaces … perfect for young families to retirees. Manufactured homes can be placed on private property as well, however, many cities have zoning regulations limiting where you can place a manufactured home. Be sure to check the zoning in the area being pursued.
