OKEMOS, Mich.-We've all dreamt of owning our own home one day, whether it's a two-story colonial in a quiet, country setting or a spacious ranch near the big city. For many of us, the thought of high construction and property expenses puts an end to the dream. Manufactured and modular homes turn dreams into reality for thousands of Americans. Like site-built homes, manufactured homes can be placed almost anywhere-beautiful, waterfront property, nestled deep in the woods, amid acres of farmland or in a cozy neighborhood setting. According to the U.S. Census in 2004, 69 percent of manufactured homes were placed on private property.

Even with the expense of purchasing property, manufactured homes cost 10 to 35 percent less. Since the homes are built in a factory, there aren't any weather-damaged materials to replace, and purchasing materials for several homes at once and using them as needed, greatly reduces the price of the home.

When looking for property, keep in mind, you will need to check with your local municipality building authorities to determine the local zoning and appearance codes. An acceptable requirement of local government may be that the manufactured home must compare favorably with other housing in the area (even in rural areas). Other requirements may include the manufactured homes be attached to a permanent foundation, the homes provide adequate living space based on square footage, or making sure modifications made on site are constructed to meet the state building code. Your retailer or real estate broker will assist you in the process of purchasing property and contacting your local municipal authorities.

If you are buying a home and the land together, or plan to place the home on land you already own, some financial institutions offer traditional real estate mortgages. Your professional retailer can assist with the financing of your home.

To find a retailer who sells homes for private property placement, visit www.michhome.org, click "Search our members" then click "Retailers." Select "Homes for private land" from the search criteria. To narrow the results even further, select a county from the drop down menu or enter a zip code. Some even have Web sites with floor plans and pricing information.

The Michigan Manufactured Housing Association is celebrating its 65th anniversary, making it one of Michigan's oldest trade associations.
