Owning land has been the American Dream since the time of the pilgrims.
For decades, however, manufactured homes were owned, but the property
they sat on was rented.
All that is changing. Industry improvements over the years have resulted
in a relaxation of local government policies regarding placement of these
homes. Manufactured housing has found a new home on private property.
Land Homes, as they are being called, currently make up about 50 percent
of all new manufactured homes sold in Michigan. More than three-quarters
are multi-section homes.
Local municipalities may impose reasonable standards in allowing manufactured
housing. These include health, safety and attractiveness. The home must
compare favorably with other housing in the area. On-site modifications
may be required to make the home similar in appearance to neighboring
homes. The same regulations apply in rural or urban areas, although homes
may more easily comply in less densely populated areas. Restrictions may
not be written solely for the purpose of excluding all manufactured housing
from the area.
Before you purchase, find out what the local zoning ordinances say about
manufactured housing. Manufactured housing retailers are well informed
about local ordinances and should be able to assist you with your decision.
