Owning a new home is a dream for many Americans, whether it’s a two-story colonial in a quiet, country setting or a spacious ranch in town. Unfortunately, the high cost of home construction often puts an end to that dream. Manufactured and modular homes turn dreams into reality for thousands of Americans. Like site-built homes, manufactured homes can be placed almost anywhere—beautiful, waterfront property, nestled deep in the woods, amid acres of farmland or in a cozy neighborhood setting. According to the Manufactured Housing Institute, 73 percent of manufactured homes are placed on private property.

Even with the expense of purchasing property, manufactured homes still cost 10 to 35 percent less than a site-built home. Since the homes are built in a factory, there aren’t any weather-damaged materials to replace, and purchasing materials for several homes at once and using them as needed, greatly reduces the price of the home.

Like any new home construction project, placing a home on private property is a process. MMHA member Bobbie Meehan from Little Valley Homes (Novi, Michigan) helped to explain the process.

Financing. Meehan recommends homebuyers get pre-approved with a lender, “if financing is needed for your project, then the buyer is looking at a Construction Loan initially. Pre-approval is a good place to begin so everyone has an idea of what budget the buyer is working with.”

Location. The location of the property determines what type and size home can be placed there. The local building department will provide the homebuyer with building requirements for the specific area.

Construction Site Preparation. Regardless of home selection, home placement on land is a full construction project. “Whether the home will be placed on a crawlspace or basement, you also have items such as land clearing, water and sewer tap fees or a well and septic system, grading, steps, drives, utility hook-ups, various permits, etc.,” explains Meehan.

Research and Planning. Visit a home sales center to tour model homes and learn about the options, pricing and construction process with a knowledgeable sales consultant. “There are a variety of floor plans so you want to make sure the home layout selected works with your property layout. You also need to think about your site improvements, what is involved to build on your land and who is going to be your General Contractor,” advises Meehan. “Little Valley is happy to also act as the buyer’s General Contractor and handle the site improvements. This option works well for coordination and overseeing of the entire project.”
